Separate existing infrastructure from proposals
Roads, public transport and nearby services can influence how practical a location is to live in. Check which facilities are operating today and which are only proposed. Verify announcements through the relevant authority, and allow for delays or changes rather than assuming every proposed project will happen.
Look for a functioning neighbourhood
Visit established streets and speak with residents about water, electricity, waste collection and everyday access. Nearby homes do not automatically mean every plot has the same services. Ask what connections are available for the specific land you are considering and what installation may involve.
Match the location to your plans
Consider whether you intend to build soon, hold the land or use it for a future family home. Compare practical travel times, maintenance needs and your overall budget. Future land values are uncertain: development activity is useful context, not a promise of appreciation or returns.
